Built as a storage warehouse in 1911, the Wilcox Mofflin building is situated in Mountain St, Ultimo in Sydney.

 

The building is a face brick Federation Warehouse/store with regular bays defined by engaged piers and repetitive fenestration. The words Wilcox Mofflin Limited are inscribed on the parapet, The internal structure is timber framed. Despite some external modifications and internal changes the building has a strong visual character which is typical of Edwardian Stores buildings which once dominated the Ultimo/Glebe area. The rendered window lintels which were severely damaged by rusting of the reinforcement have been repaired.
 
This heritage building was restored in 2001, and redesigned for adaptive reuse to accommodate apartments (which was not realised). As part of a new client brief in 2016, the building was again to be redesigned as residential apartments, focusing on the proposal for a single, two-storey apartment design in the south-western corner.

MOUNTAIN ST

2015

The brief required the historical significance of the building to be acknowledged by honouring the fabric of the original envelope's design, and repairing the existing walls, beams, columns, windows, door frames and timberwork.

 

The new residential interior was designed to be bold and eclectic, whilst channelling the edgy sophistication of an inner city warehouse loft over two stories.

Allowing the existing building fabric to dictate the design language, a new layer of daring, sleek design spreads out and connects the spaces within. Black finished steel and face brickwork meet timber and glass in the seamless custom built joinery, while bold colours jump and dance through commissioned prints, vivid murals and contemporary furniture pieces.

DRAWINGS

These drawings outline the original façade that was to be conserved.  They then go into detail outlining the design and structure details of specific apartment, annotating internal stairs and walls, electrical and hydrolic layouts and joinery details. furniture plans and artwork layouts are also documented.

 

The drawings were prepared in revit, outlining buildings site and roof plans, floor plans with additional floor plate planning, sections and elevations before moving closer into the building and describing the inner apartments double storey floor and electrical reflected ceiling plans with details including the location and placement of each structural timber beam, industrial ducts and fans and lighting locations.

The drawings then continue through more in depth sections and elevations focused on the internal apartment and begin to outline and describe the stair and joinery pieces within, ending it 1:2 detail drawings of the underlining structure pulling these pieces together. An assortment of perspective drawings are also littered through out these drawings to help with perspective visulisation.
